What Happens After Your Offer Is Accepted in Edmonton

The phone rings, your agent says "they accepted," and for about ten minutes it feels like you're done. Then the questions start. When is the deposit due? Who books the inspection? When do we call the lawyer? Why does everyone keep saying "noon"?

Here's the reality: what happens after offer accepted is a sequence of deadlines, documents and hand-offs between your agent, lender, inspector and lawyer. None of it is complicated on its own, but missing one step can cost you your deposit or delay your move. In Alberta, most of the timeline is set by the AREA Residential Purchase Contract you just signed.

This guide walks you through the full journey from acceptance to keys, with the condition period as one stop along the way. If you want a deeper dive into just the condition period, our post on what happens between an accepted offer and condition day covers it in detail. Quick answer

After your offer is accepted in Edmonton, you deliver your deposit by the contract deadline, work through your conditions (usually financing and inspection) before Condition Day, then hire a lawyer, finalize your mortgage and insurance, and close on Completion Day. Under the AREA contract, possession is at 12 noon on Completion Day, once funds and documents are in place.

Step 1: Deliver Your Deposit

The AREA contract sets the deposit amount, how it's paid (bank draft, e-transfer or wire) and a deadline. If you miss it, the seller can void the contract by written notice. The trustee, usually the listing brokerage, must deposit it into a trust account within three business days.

Your deposit is held in trust for both parties and becomes part of the purchase price on closing.

Step 2: Work Through Your Conditions

Most Edmonton offers include financing and inspection conditions, and condo purchases add a condominium documents condition. You'll:

•        Send your lender the signed contract and any requested documents

•        Book your home inspection quickly, since good inspectors fill up

•        Review the Real Property Report or condo documents with your agent

•        Get an insurance quote, especially for older homes or homes with Poly-B

If the inspection turns up something significant, your agent may negotiate a price reduction or repairs through an amendment. Our guide to home inspection problems in Edmonton covers the most common findings.

Step 3: Remove Conditions (or Walk Away)

Under the contract, each condition must be waived or satisfied in writing on or before its Condition Day. If you don't give notice in time, the contract ends after that deadline. If you give notice that a condition won't be satisfied, it ends when that notice is delivered.

Once all conditions are removed, the deal is firm. The listing typically shows "sold" and your deposit is now at risk if you fail to complete.

Firm means firm

After you remove conditions, backing out without a legal reason can cost you your deposit and expose you to a claim for damages. Make sure financing, insurance and inspection questions are fully answered first.

Step 4: Hire Your Lawyer

Your agent sends the contract to the lawyers on both sides. Your lawyer reviews title, the RPR and compliance, prepares the transfer and mortgage documents, receives your lender's instructions and handles the money. In Alberta, closings commonly follow the Western Law Societies Conveyancing Protocol, which is referenced right in the contract.

Expect legal fees and disbursements, plus Land Titles registration fees. Our guide to real estate lawyer fees in Edmonton breaks those costs down.

Step 5: Finalize Mortgage, Insurance and Utilities

•        Mortgage: your lender sends instructions to your lawyer, usually a week or two before closing.

•        Home insurance: your lender requires proof of coverage effective on Completion Day.

•        Down payment: your lawyer will tell you how much to bring and in what form, after adjustments.

•        Utilities: set up power, gas, water and internet for Completion Day.

•        Moving: book movers early, especially at month-end. A change of address checklist helps with the rest.

Step 6: Sign Documents and Settle Adjustments

A few days before closing, you'll sign at your lawyer's office. The statement of adjustments credits or charges you for items like property taxes, utilities and condo fees. Under the contract, the seller is responsible for those costs for the entire Completion Day; you take over afterwards.

Step 7: Completion Day and Getting Your Keys

The AREA contract sets possession at 12 noon on Completion Day. Once your lawyer has the funds and documents in place and the seller's lawyer confirms, your agent arranges the keys. Many buyers do a final walkthrough before or on possession day to confirm the home is in substantially the same condition and included items are there. Our post on the pre-possession walkthrough explains what to check.

If the buyer's funds are late, the contract allows the seller to charge late interest. If the seller's documents are late, the buyer may be entitled to possession on reasonable terms. Either way, your lawyer handles it.

Frequently Asked Questions

Frequently Asked Questions

What happens after offer accepted in Edmonton?

You deliver your deposit, complete your conditions by Condition Day, remove them in writing, then hire a lawyer, finalize financing and insurance, and close on Completion Day.

How long do I have to pay my deposit?

The deadline is written into your contract. If you miss it, the seller can void the contract by giving you written notice.

Can I back out after my offer is accepted?

Before conditions are removed, you can usually walk away if a condition isn't satisfied. After conditions are removed, the deal is firm and backing out can cost your deposit and more.

When do I get the keys?

Possession under the AREA contract is at 12 noon on Completion Day, once funds and documents are confirmed by the lawyers.

When should I contact a lawyer?

As soon as your conditions are removed. Your agent will send the contract over, and your lawyer will start title and document work right away.

What is a statement of adjustments?

It's the lawyer's accounting of credits and charges, like prepaid property taxes or utilities, that adjusts what you owe on closing.

Can I see the house before possession?

Many buyers arrange a final walkthrough. Talk to your agent about timing and what's reasonable under your contract.

What if the closing is delayed?

The contract sets out what happens. Late buyers may pay interest; if the seller's documents are late, the buyer may get possession on reasonable terms. Your lawyer manages these steps.

Keep Your Calendar Close

The weeks after acceptance move quickly, but they follow a predictable path. Put every deadline in your calendar the day your offer is accepted, line up your inspector and lawyer early, and lean on your agent to keep everyone on schedule.
