The Home Buying Process
Planning ahead is a key ingredient in this step. Setting up a savings account, putting any bonuses, refunds, tax refunds, or cash gifts into the account will give you a great head start. It is also possible to use RSP’s to contribute to the down payment if this is your first time buying a home! This money will go towards the price of the home.
TIP – If you are moving into the home the minimum required is only 5% of the purchase price!
Pre-approval means you have been qualified by a lender for a mortgage loan based on the information you have given them; this is where you will be given a pre-approval amount (example – $400,000) and are given the go ahead to start shopping homes in that price range! This pre-approval process is completed with a Mortgage Specialist (at a specific bank) or a Mortgage Broker (available to shop all banks with you).
The pre-approval specifies a term, principal amount, and interest rate. We recommend getting started on this step as early as possible, as it will give you a clear picture of how much you are able to afford. Pre-approval locks you in for a time period (example – 90 days) at the same interest rate, so even if the rates go up during that time, yours will stay the same.

When you’ve found the one you love that’s in your price range, put in an offer! We will be there guide you through this portion.
We want to make sure that the home is up to your standards, and hiring a trustworthy home inspector is key. This step will help eliminate any worry about issues that may not be noticeable at first glance.
Ask around to your family and friends to find out who they have hired before, we also have great Lawyers available to recommend. The lawyer will make sure your paperwork is completed correctly, and will keep you well informed of the process.
This will take a few days to complete as all the paperwork is finalized by your Lawyer.
